Here is what separates the levels of kitchen work:
Refresh
A refresh keeps the layout and usually the cabinet boxes: refacing or painting, new hardware, countertops, backsplash, lighting and paint. It suits kitchens with sound cabinets that simply look dated.
Major remodel, layout kept
New semi-custom cabinets, quartz or mid-range stone counters, a tile backsplash, new flooring, sink, faucet and lighting, with minor electrical and plumbing updates. The footprint stays the same, which keeps structural and trade costs down.
Full custom kitchen
Custom cabinetry built to the room, layout changes such as an island or a moved sink, new plumbing and electrical runs, premium counters and custom tile. This is where non-standard rooms in older homes end up, because stock cabinet sizes do not fit.
Open-concept or luxury kitchen
Removing a wall to join the kitchen to the living space, which needs an engineered beam and permits, plus premium appliances and finishes. Our luxury kitchen guide covers this tier in detail.
What drives the cost of a kitchen
- Layout changes. The number jumps the moment plumbing, gas or a wall moves.
- Cabinetry. Stock, semi-custom or fully custom. Out-of-square rooms and odd wall lengths in older homes often force semi-custom or custom.
- Countertops. Laminate, butcher block, quartz or natural stone, from least to most expensive.
- Appliances. Standard, mid-range or professional packages, and whether panel-ready fronts are wanted.
- Flooring. Luxury vinyl plank, porcelain tile or hardwood.
- The house itself. Older wiring, undersized electrical panels, galvanized supply lines and pre-1978 paint all add work once the walls are open.
Why kitchens seem to cost more in some towns
A kitchen in Moorestown and the same kitchen in Washington Township cost the same to build. The houses around them are different, and Census data shows how much:
| Town | Median year built | Homes built before 1980 | Median home value |
|---|---|---|---|
| Moorestown | 1969 | 62% | $697,200 |
| Haddonfield | 1938 | 87% | $755,300 |
| Medford | 1981 | 48% | $514,800 |
| Cherry Hill | 1968 | 73% | $386,300 |
| Voorhees | 1983 | 38% | $429,700 |
| Marlton | 1973 | 60% | $341,100 |
| Pitman | 1945 | 89% | $279,300 |
| Mullica Hill | 1995 | 20% | $442,800 |
| Mantua Township | 1987 | 40% | $334,500 |
| Glassboro | 1986 | 43% | $314,400 |
| Washington Township | 1982 | 43% | $337,600 |
| Woodbury | 1948 | 88% | $222,700 |

Homes built before 1978 fall under the EPA's Renovation, Repair and Painting rule, so work that disturbs painted surfaces has to be done by a certified firm with lead-safe practices. Older homes are also more likely to need electrical and plumbing updates once the cabinets come out. In towns with higher home values, owners tend to choose finishes to match, so their kitchens tend to cost more.
Kitchen remodel cost by town
The work costs the same to build in each of these towns. What changes is the housing, and with it the odds of surprises behind the walls.
Kitchen remodel cost in Cherry Hill
In Cherry Hill, the median home was built in 1968, 73% of homes were built before 1980, and the median home value is $386,300 (Census ACS 2024 5-year). In practice, more than half the homes predate 1980, so older plumbing, wiring and pre-1978 paint are common once walls are open. More on remodeling in Cherry Hill.
Kitchen remodel cost in Moorestown
In Moorestown, the median home was built in 1969, 62% of homes were built before 1980, and the median home value is $697,200 (Census ACS 2024 5-year). Kitchen remodel cost in Haddonfield
In Haddonfield, the median home was built in 1938, 87% of homes were built before 1980, and the median home value is $755,300 (Census ACS 2024 5-year). In practice, most homes here predate 1980, so opening walls often turns up original supply lines, older wiring and paint that falls under EPA's lead-safe renovation rule (homes built before 1978). More on remodeling in Haddonfield.
Kitchen remodel cost in Mullica Hill
In Mullica Hill, the median home was built in 1995, 20% of homes were built before 1980, and the median home value is $442,800 (Census ACS 2024 5-year). In practice, most homes here were built after 1980, so hidden conditions are less common and the size of the room and the finishes drive the price. More on remodeling in Mullica Hill.
Kitchen remodel cost in Pitman
In Pitman, the median home was built in 1945, 89% of homes were built before 1980, and the median home value is $279,300 (Census ACS 2024 5-year). In practice, most homes here predate 1980, so opening walls often turns up original supply lines, older wiring and paint that falls under EPA's lead-safe renovation rule (homes built before 1978). Kitchen remodel cost in Washington Township
In Washington Township, the median home was built in 1982, 43% of homes were built before 1980, and the median home value is $337,600 (Census ACS 2024 5-year). Permits for a kitchen remodel in New Jersey
New Jersey's Uniform Construction Code requires a construction permit for most remodeling beyond ordinary repairs (N.J.A.C. 5:23-2.14). New circuits, moved plumbing or gas, and wall changes need one. The permit and its inspections should be in the quote.
Hidden costs to plan for
- Subfloor repair under old sinks and dishwashers
- An electrical panel upgrade when new circuits will not fit the existing panel
- Replacing old supply lines and drains once they are exposed
- Lead-safe work practices in homes built before 1978
- A structural beam, engineering and permit drawings when a wall comes out

How long a kitchen remodel takes
Timelines vary with the scope, the house and how long selections and permits take. For a national benchmark, kitchen projects averaged 9.5 months of planning and 5.8 months of construction among U.S. homeowners who renovated in 2025, according to the 2026 U.S. Houzz & Home Study. Those averages include do-it-yourself work. Planning taking longer than building is normal, and it is where a project's budget is won or lost. Whatever the length, New Jersey requires a home improvement contract to state the dates or time period for starting and finishing the work (N.J.A.C. 13:45A-16.2).
Is a kitchen remodel worth it at resale?
In the Cost vs. Value numbers above, the midrange minor kitchen remodel recouped 107.2% of its cost at resale in the Middle Atlantic region, while the midrange major kitchen remodel recouped 49%.
The gap between those two numbers is the practical lesson: a smaller, well-chosen kitchen update tends to hold its value at resale better than a large one. A bigger remodel is usually about how you live in the house, which is a good reason on its own.
