What the age of the house means for a remodel
Homes built before 1960
About 26% of the township. Expect plaster walls, smaller rooms, and wiring and plumbing that may have been updated piecemeal over the decades. Opening a wall is where these houses surprise people, so the walkthrough should look hard at the electrical panel, the supply and drain lines and the framing before anyone designs a kitchen around them.
Homes built from 1960 to 1979
About 47% of the township (Census ACS). Layouts are often closed, with separate kitchens and dining rooms, and original bathrooms. Opening a kitchen to the living space often means a beam where a wall carried load, which needs a permit and sometimes an engineer.
Anything built before 1978

Permits
Cherry Hill follows New Jersey's Uniform Construction Code like every town in the state. Painting, flooring, cabinets, trim and like-for-like fixture swaps are ordinary maintenance with no permit (N.J.A.C. 5:23-2.7). Moving plumbing, adding circuits, removing a wall or building an addition needs a construction permit (N.J.A.C. 5:23-2.14), and the township's construction office must approve or deny a complete application within 20 business days (N.J.A.C. 5:23-2.16). Mistakes to avoid
- Over-improving for the street. A remodel that costs a large share of the home's value rarely comes back at sale. With a median value of $386,300, match the scope to recent sales nearby.
- Skipping the structural look before removing a wall. In an older house, a wall can hide a beam, a duct or a drain.
- Assuming the electrical service is enough. A modern kitchen adds loads an older panel may not have been sized for. Have it checked before the design is final.
